KAI Develops TOD Manggarai, Strengthening the Integration of Jakarta’s Mobility Hub

PT Kereta Api Indonesia (Persero) is developing the Transit-Oriented Development (TOD) area of Manggarai in South Jakarta by strengthening integration between the station, pedestrian connectivity, intermodal transfers, public spaces, residential areas, and urban activities.

Manggarai Station currently serves approximately 162,000 customers per day, with around 700–750 train trips operated daily.

KAI President Director Bobby Rasyidin said that the high level of mobility is an important reason for KAI to develop the Manggarai area in a more integrated manner.

“Manggarai plays a major role in the mobility of people across Greater Jakarta. Therefore, its development needs to view the station and its surrounding area as a single integrated unit so that intermodal transfers, pedestrian access, and community activities can become more connected,” said Bobby.

The number of Commuter Line customers entering through the gates at Manggarai Station was recorded at 5,142,739 customers in 2023, increasing to 5,575,711 customers in 2024, or an increase of approximately 8.42 percent. In 2025, the number reached 5,456,309 customers, while from January to June 2026, it had reached 2,716,932 customers.

Manggarai’s role is also strengthened by the Soekarno-Hatta Airport Commuter Line service. The service served 1,970,531 customers in 2023, increasing to 2,242,536 customers in 2024, and rising again to 2,346,934 customers in 2025. At Manggarai Station alone, 230,314 customers were recorded from January to June 2026.

Overall, the Manggarai TOD area has a delineation of approximately 129 hectares, with around 64 hectares consisting of KAI-owned land. Its development is being carried out in stages and is aimed at strengthening connectivity with the KRL Commuter Line, Airport Commuter Line, TransJakarta, Manggarai Terminal, and the planned Jakarta LRT.

“KAI wants to ensure that the growth of mobility in Manggarai is accompanied by increasingly better connectivity across the area. The goal is to make it easier for people to use public transportation and carry out their daily activities,” Bobby concluded.
