KAI Holds Groundbreaking Ceremony for Manggarai Housing Project, Bringing Homes Closer to Public Transportation
PT Kereta Api Indonesia (Persero) has commenced the development of Hunian Manggarai through a groundbreaking ceremony in the Manggarai area of Jakarta on Friday (August 21). The development of the vertical housing project is part of KAI’s support for the 3 Million Homes Program, while also optimizing railway assets to provide broader benefits for the community.
Manggarai is a highly active mobility hub. Manggarai Station currently serves around 162,000 customers every day, with approximately 700–750 train journeys operating daily, including Jabodetabek Commuter Line and Basoetta Commuter Line services.
Minister of Housing and Settlement Areas (PKP) Maruarar Sirait said that providing affordable housing requires collaboration among various stakeholders so that the program can be implemented more quickly and effectively.
“We cannot work alone. Collaboration is important to accelerate the provision of housing for the community. In Manggarai, KAI and related parties are developing vertical housing in the city center that can later be utilized by the community at affordable prices,” said Maruarar.
Maruarar also encouraged the utilization of KAI assets in other locations with potential for development as housing integrated with public transportation.
“We hope this can be continued in other locations. In station areas with available land and good transportation access, similar developments can be carried out for the community,” said Maruarar.
KAI President Director Bobby Rasyidin said the development of Hunian Manggarai is based on three main principles: livable, affordable, and sustainable.
“Livable means meeting safety, quality, comfort, and functional housing standards. Affordable means that the development follows government policies and schemes for the targeted community. Sustainable means efficient land utilization, connectivity with mass transportation, environmental compliance, and long-term area management,” said Bobby.
Bobby said that the optimization of railway assets is being carried out responsibly, while continuing to prioritize safety and the smooth operation of train services.
“The development of housing in Manggarai is intended to enable people to live in the city center with convenient access to public transportation. At the same time, KAI will ensure that asset optimization remains aligned with railway safety and smooth operations,” said Bobby.
Hunian Manggarai will be developed on approximately 2.2 hectares of land, consisting of Block G covering around 7,000 square meters and Block F covering approximately 1.5 hectares. The development land is owned by KAI.
The development plan includes eight 24-story vertical housing towers with a total of 3,784 housing units. A total of 1,276 units are planned for Block G, while 2,508 units will be located in Block F.
The area is also planned to include 150 supporting retail units, consisting of 72 units in Block G and 78 units in Block F.
Block G is planned to feature three towers with housing options ranging from Studio Type 28, Type 36 with two bedrooms, to Type 45 with two bedrooms. Meanwhile, Block F is planned to feature five towers with Type 36, Type 45, and Type 52 units with three bedrooms.
Overall construction is planned to take approximately 18 months from the groundbreaking.
Bobby emphasized that the centrally located housing project is intended for low-income communities who meet the qualifications and requirements established by the government.
“We will ensure proper governance so that the housing prepared in the city center can remain accessible to low-income communities in accordance with the qualifications established by the government,” concluded Bobby.
