Blocks F and G Become the Initial Stage of Housing Development at TOD Manggarai

PT Kereta Api Indonesia (Persero) is preparing Blocks F and G as part of the initial stage of Transit-Oriented Development (TOD) in Manggarai, South Jakarta. The two areas are intended for housing development that is connected to the public transportation network and activities within the area.

Block F has an area of approximately 15.014 square meters, while Block G covers approximately 6.925 square meters, bringing the total development area to approximately 21.939 square meters or 2.19 hectares.

Under the plan currently being prepared, the area will include 1.232 housing units with options for types 28, 36, and 45, as well as retail functions to support the needs and activities of the community in the area.

KAI President Director Bobby Rasyidin said that housing development around stations needs to be integrated with Manggarai's function as a center of public mobility.

“The proximity between housing and public transportation can make people's journeys more efficient. In Manggarai, connectivity is an important element to ensure that the residential area can be connected to the station and various daily activities,” said Bobby.

The groundbreaking for the initial stage of development is scheduled to take place on 21 August 2026.

KAI is also coordinating the preparation of the Master Plan and Urban Design Guidelines (Panduan Rancang Kota/PRK) for the Manggarai Transit-Oriented Area as part of the stages of area development in accordance with applicable regulations.

“The development of Blocks F and G is part of the gradual development of Manggarai. KAI will ensure that the development of the area remains aligned with transportation, connectivity, and the needs of the community,” concluded Bobby.
