Minister of Housing and Settlement Areas (PKP) Maruarar Sirait, together with PT Kereta Api Indonesia (Persero) President Director Bobby Rasyidin, inspected KAI-owned land near the Kiaracondong Bridge Railway Maintenance Facility (Balai Yasa Jembatan Kiaracondong) in Bandung on Monday (6 April). The visit marked the initial step in mapping several KAI assets in Bandung that are planned to be developed into an integrated Transit-Oriented Development (TOD) vertical housing area specifically for Low-Income Communities (MBR). 

Minister of Housing and Settlement Areas Maruarar Sirait explained that the Government is currently preparing the development plan through a joint task force involving the Ministry of Housing and Settlement Areas, KAI, Danantara, and the Bandung City Government. The team is responsible for reviewing technical and spatial planning aspects before the development begins. 

"We are working in the best interest of the people. Through careful planning, these land parcels will be prepared for housing for low-income communities so they can have decent and affordable homes. On 25 April, the team will present the basic concept, including how healthcare facilities, educational institutions, and places of worship will be integrated into the development," said Maruarar Sirait. 

He also noted the initial support from the private sector. "There has already been an initial commitment to build one thousand housing units through a corporate social responsibility scheme. The location will be determined jointly with KAI to ensure it aligns with the development of its assets," he added. 

KAI President Director Bobby Rasyidin stated that the utilization of land surrounding railway stations is expected to generate economic benefits for low-income communities. Through the TOD concept, future residents will have direct access to affordable and efficient railway transportation. 

"Several KAI owned land parcels in Bandung have indeed been designated for vertical housing development. Our primary focus is to create tangible benefits for low income communities. If residents live in a TOD area such as Kiaracondong, they will be able to significantly reduce their transportation expenses because railway access is located right within their residential environment," Bobby explained. 

Bobby added that the development plan will also include public spaces and micro-business areas to support local economic activities. This asset inventory process forms part of the optimization of state owned assets while continuing to prioritize railway operational safety and improving the quality of life of surrounding communities. 

The inspection around the Kiaracondong Bridge Railway Maintenance Facility serves as the foundation for preparing a more structured, orderly, and inclusive area development plan for all segments of society.
