KAI Starts Building Housing in Manggarai, Making Everyday Living More Convenient with Easy Access to Public Transport
Living in the heart of the city with easy access to public transportation is becoming a reality. KAI has officially started the development of Manggarai Housing with a groundbreaking ceremony in the Manggarai area of Jakarta on Friday (August 21). The vertical housing project is part of KAI’s support for the government’s 3 Million Homes Program while also optimizing railway assets to create greater benefits for the community.
Located in one of Jakarta’s busiest areas, Manggarai Housing is designed to offer a more practical way of living with convenient access to public transportation. Manggarai Station currently serves around 162,000 customers every day, with approximately 700–750 train trips operating daily, including Jabodetabek Commuter Line and Basoetta Commuter Line services.
Minister of Housing and Settlement Areas (PKP) Maruarar Sirait said providing affordable housing in the heart of the city requires collaboration among various stakeholders so that communities can gain access to decent homes faster and more effectively.
We cannot work alone. Collaboration is important to accelerate the provision of housing for the community. In Manggarai, KAI together with relevant stakeholders is developing vertical housing in the heart of the city that will later be available to the community at affordable prices.
According to Maruarar, the concept of housing located close to public transportation, as seen in Manggarai, can also be developed in other locations. KAI assets around railway stations with available land and good transportation access could provide opportunities to create more transit-connected housing closer to people’s daily activities.
We hope this can be continued in other locations. In station areas with available land and good transportation access, similar developments can once again be carried out for the community.
KAI President Director Bobby Rasyidin said Manggarai Housing is being developed around three key principles: livable, affordable, and sustainable.
Livable means meeting standards for safety, quality, comfort, and residential functionality. Affordable means the development follows government policies and schemes for the targeted community. Sustainable means efficient land use, connectivity with mass public transportation, environmental compliance, and long-term area management.
This concept makes Manggarai Housing more than just a place to live. It is also designed as part of a more practical urban lifestyle. Living in the heart of the city and close to public transportation is expected to make everyday mobility easier for residents.
Bobby said the optimization of railway assets is being carried out responsibly, while safety and the smooth operation of railway services remain KAI’s top priorities.
The housing development in Manggarai is intended to allow people to live in the heart of the city with convenient access to public transportation. At the same time, KAI will ensure that asset optimization remains aligned with railway safety and smooth operations.
Manggarai Housing will be developed on approximately 2.2 hectares of land owned by KAI. The development area consists of approximately 7,000 square meters in Block G and around 1.5 hectares in Block F.
Overall, the development is planned to feature eight 24-story vertical housing towers with a total of 3,784 residential units. A total of 1,276 units are planned for Block G, while the remaining 2,508 units will be located in Block F.
The development will also feature 150 supporting retail units designed to make everyday activities more convenient for residents. A total of 72 retail units are planned for Block G and 78 units for Block F.
Block G will feature three towers with housing options ranging from Studio 28 units to Type 36 units with two bedrooms and Type 45 units with two bedrooms.
Meanwhile, Block F will feature five towers offering Type 36, Type 45, and Type 52 units with three bedrooms. The range of options is designed to accommodate different residential needs for people looking to live in the heart of the city with convenient access to public transportation.
Construction of Manggarai Housing is planned to take approximately 18 months from the groundbreaking ceremony.
Bobby emphasized that the centrally located housing development is intended for low-income communities in accordance with the qualifications and requirements established by the government.
